Asset Operations
What This Feature Can Do
- Asset detail review
- Stage journey and sub-status tracking
- Role-aware next best action
- Blocker and missing-item panel
- Task panel with clearer separation between existing and suggested work
- Utility account tracking by provider and account number plus reimbursement logging
- Inbound utility email matching by saved account number when the property address is missing
- Files and photos
- Reusable asset photo packet builder with two-column PDF output and system email delivery
- Links into offers, scorecards, contract work, transaction room, BPO review, and CDA launch for eligible roles
How To Use It
- Open one asset at a time.
- Review status, stage journey, portfolio label, and workflow type first.
- Use Next Best Action and blockers before manually changing stages.
- Use comments and tasks to document movement instead of relying on memory or outside messages.
- Store water, electric, and gas accounts by provider plus account number so future utility emails can be matched even when the property address is missing.
- When a utility bill email comes in, make sure the sender pattern and account number on the asset utility record are accurate so the system can route it cleanly.
- Use the Asset Library photo packet builder when a manager or client needs a clean PDF set of property photos without leaving the system.
- When a commission disbursement is needed, use the Workbench CDA link so the property, assigned-agent, and transaction context prefill automatically.
Best when
One asset needs a decision, note, blocker review, or task update right now.
What you will see
A guided asset workspace with stage journey, blockers, next action, tasks, comments, files, utility tracking, photo packets, and links into related areas.
Watch for
Keep the workflow type, status lane, portfolio label, utility account numbers, and stored photo labels correct so downstream automation and packet output stay aligned.
